- Agriculture
- Belvedere sits on an olive plantation, which is cared for all the year round. Experts say that one of the best Italian olive oils is cultivated on our Pisan
Mountains and around Imperia (Liguria)
- Bakery
- Right across the thermal springs in San Giuliano, in Piazza Shelly 11 is a good bakery named “Panneteria delle Terme”. Every morning you can get here a choice
of fresh rolls – called in Italian “Panini”. Open: Monday through Saturday from 07.30 a.m. to 11.30 a.m. and on Sunday from 08.00 a.m. to 01.00 p.m.
- Wild Herbs
- Under the olive trees in the fields around Belvedere, you can find a wide range of wild vegetables, salads and herbs. Depending on the season are growing wild
asparagus (Feb - April), silver beet, borage, garlic, thyme, oregano, balsam, peppermint and much more. The large blue bushes blooming next to the house are
rosemary, which can be used with any dish involving meat. Besides grows sage. And the hedges, which border the road, are laurel. The last three herbs suit with
every kind of meat.
- Fruit Trees
- There are fruit trees scattered all over the property, and year round there is always something mature to be plucked up and eaten. In May and June you should
be able to find yellow plums, medlar, cherries, and apricots; in summer grapes, figs, apples, pears and peaches. During autumn you can pluck grapes, kiwifruit,
mandarins, sweet chestnuts, corbezoli, and khakis; and throughout winter there are oranges, kumquat, grapefruit and lemons.
- Mushrooms
- In the woods behind Belvedere you can find all year round edible boletus and chanterelles. However mushrooms only grow when there has been plenty of rain. The
mushrooms that you will occasionally see under the olives should not be eaten as they are mostly poisonous.
- Arrival Time
- In order to be sure that the cleaning people have enough time to complete the necessary cleaning up after preceding guests, we kindly ask you to plan your
arrival for 3 p.m. at the earliest.
- Departure Time
- Please plan your departure for 11 a.m. at the latest. I suggest you leave the doors on the washing machine, the dishwasher, and the refrigerator open so that
they can dry out and do not gather mildew. Please dispose of any remaining garbage - including bottles. We also ask you to return all cups, plates and cutlery to
their respective cupboards.
- Olive Oil
- If you want to buy some bottles of fresh 'native' olive oil from Belvedere, do ask me before the end of your stay. The oil comes from olives harvested at
Belvedere, is guaranteed to be the 'first press' (following a traditional T any process), and is considered by the Region of Tuscany to be of the highest quality
(it has been labelled DOP). The Manor Villa Belvedere makes part of an environmental safeguard program under the Region of Tuscany and produces its olive oil
according to these biological prescriptions. You can get this olive oil at any time.
- Weather
- The climate in San Giuliano Terme is very mild, even for Tuscany standards. During the winter months it is often up to 15ºC warmer than in Florence, with a lot
more hours of sunshine (imagine that in Florence it might be foggy with OºC, while you sit in the sun on the terrace at Casa Belvedere, wearing only a T-shirt!).
For this reason, mimosa and camellias are usually already blooming in January; while in the fields, wild flowers grow and green asparagus is ripe. In the summer,
however, because of the proximity to the sea, it is much cooler here than in Florence, and rain on two consecutive days is uncommon, as the wind from the sea
("Libeccio") usually drives away the clouds after half a day.
- Fire Warning
- The risk of fire is incredibly high here all the year round. Please do not scatter ash or discard cigarette butts anywhere!
The telephone number of the Fire Department ("Vigili del Fuoco") is 050 – 50 20 34 or 050 – 49 18 11.
- Swimming Pool
- Experience has shown that in spring and autumn, and especially during the night, the water temperature in the pool can be up to five degrees warmer if the
cover is left on when the pool is not in use. Obviously in summer, this is not necessary. We also encourage you to bring your own bathing towels.
- Pool Temperatures
- March about 20ºC - April about 23ºC / May about 26ºC - June about 29ºC / July and August up to 32ºC / September 26ºC / October 23ºC / November 18ºC. The pool
has its own solar heating. This means that during a nice weather period, e.g. in March or November, water temperatures may be slightly warmer than those mentioned
above. From mid May to mid September the solar heating of the pool is cut off, because the water would get too warm.
- Water Hygiene
- The pool has a fully automatic cleaning facility in order to ensure permanently the best water quality. Most modern UV-filter make sure, that nearly no
chlorine and no other chemicals are needed any more. Please leave the 'barracuda'vacuum cleaner with hose in the water, even when swimming, as its hose can tear
easily, and that means the entire cleaning facility stops working.
- Toilets
- Please don't flush nappies etc. down the toilets, as this can cause clogging.
- Television/Stereo
- Thunderstorms in this region can be very strong. When a thunderstorm is approaching, please unplug both appliances until the storm has passed. This will
guarantee a longer life for both appliances. The television receives more than 70 channels, and the radio many programmes – via satellite.
- Email-Connection

- Cushions
- As sudden weather changes, bringing wind and rain, are not uncommon during the night, we ask you to bring all the cushions inside before you go to bed. The
cane chairs outside Casa Bellavista should be placed under the covered terrace just in case it does rain.
- Coffee
- We prefer to use an Italian espresso machine, which can be heaten up on the stove. However, there is also a filter machine for coffee in both Casa Belvedere
and Casa Bellavista. As it is sometimes difficult to buy Size 4 filters in Italy, we suggest that you bring your own with you - just to be on the safe side!
- Washing Machine
- Our washing machines use water which has been heated up with solar energy. Therefore you have to choose on the extra appliance the warm water temperature of 40
minutes. Open up the cold water too.
- Dishwasher
- Please don’t put any fluids into the sieve in the dishwasher, and please ensure that you always use salt, "Glasklar" and dishwashing powder. The dishwasher in
Casa Bellavista and Belcanto has a program that does not begin until two minutes after the door has been closed.
- Doors
- In order to prevent an invasion of mosquito's, it is advisable to keep the front doors of both houses closed at all times. The doors in Bellavista can be
locked by just closing the door. For Belcanto, please hold the handle up and then lock the door.
- Windows
- Wire mosquito nets have been attached to all windows. It is in your best interests not to remove them!
- Animals

The countryside surrounding Villa Belvedere is the natural habitat of many types of bird and animals, which do not exist in the northern parts of Europe. Late
in the evening you will often see porcupines roaming the property, and in addition to foxes and wild pigs we have also seen vultures with a wingspan of up to 2
metres.
Poisonous snakes have never been seen in or around Belvedere. The snakes you sometimes (though very rarely) see in the woods are ca. 1 m long and perfectly
harmless, and are called "biscia" by the locals. Vultures and eagles trap these snakes and fly off with their prey.
Cats Three stray cats have made Villa Belvedere their home, and it is to their credit that Belvedere is now relatively mouse-free! Though they are very
self-sufficient, these cats still love being spoilt and pampered by our guests, and will gladly finish any leftovers you care to offer them. A bowl of water
during the warmer months is also greatly appreciated.
Dogs They are more than welcome in Belvedere!
- Security
- We encourage you to lock the doors when you leave the property, and to close the gate at the bottom of the drive.
- Solar heating
- Both houses are equipped with solar heating. If needed, it will switch over automatically to gas heating.
Further information
Bank The nearest bank is in San Giuliano Terme, on the main square across the thermal springs. With your EC card, you can withdraw money from the cashflow
machine. As breakdowns of this cashflow machine might be possible, we recommend not to wait until the last moment, when you would need cash.
- Butcher
- Both of the butchers in San Giuliano Terme are very good. We normally buy our meat from the butcher in the main square across the thermal springs (Macelleria
Bertini). Try as well the tuscan sausages (salsiccie) or the tuscan roast beef with sage, garlic and rosemary. It will be a pleasure for the butcher to prepare this
for you. Our butcher buys the meat directly from the producers in the region of Pisa.
- Car Rental
- At the airport in Pisa you will find all the well known international car rental companies. Each has a wide variety of cars available, and special offers are
quite common. You will find the telephone numbers for each company in the phone book looking under "Noleggio Automobili". Still better – you go personally to the
airport and check the best offer.
- Car Repair
- The nearest garage with a mechanic is in San Giuliano Terme, Via Settembre 38. Opening hours are from 8:30 - 12:30, and 15:00 - 19:00 (except Saturday). The
owner is very helpful and his prices are fair (Tel: 050 – 81 88 76).
- Hospital
- The nearest one is in Pisa and is called “ Ospedale “ Tel: 050-992111
- Firewood
- Wood for the fireplace and the oven is available next to the covered terrace of Bellavista and near the car park under the pine trees above Belvedere. You will
also find plenty of loose wood lying around in spring, after the olives have been pruned.
- Petrol Station
- Like most shops in Italy, petrol stations are closed between 12:30 and 15:30, and there are very few that remain open later than 19:30. There is, however, a
24-hour automatic petrol station in Papiana.
- Pharmacy
- You will find the nearest pharmacy in Pontasserchio, which is about 4 km from Belvedere, right hand on the main road to Pisa. Cosmetics are sold here as
well.
- Photocopying
- In San Giuliano Terme, across the springs, there is a shop called "Tutte Cose" which provides a copying service.
- Post Office
- The nearest post office is in Molina di Quosa. When arriving in Molina Centre, follow the sign to the right "Strada Panoramica", after 100 meter on the right.
There is also a post office in S. Giuliano Terme, near to the bridge in the modern part.
- Supermarket
- Only 3 km from Belvedere, in Papiana – on the road from San Giuliano to Vecchiano - is the super-market "CONAD", which accepts credit cards. It is open all day
round during the week. The quality of their meat is not as good as the meat of a local butcher. Some super-markets in Pisa are open 7 days a week.
- Taxi
- A radio taxi service (Tel: 050 – 54 16 00), which operates 24 hours per day, is in Pisa. You can also call Mr. Balesbri A. Morena, Tel: 050 – 56 38 00 (but not
before 8:30 p.m.), who has his own taxi and lives relatively close by. Generally you should have a look on the taxometer to avoid bad surprise.
- Tourist Office
- The tourist office of San GiulianoTerme is next to the station. Please ask for the actual calendar of
events, because a lot of concerts, exhibitions and events take place in and around San Giuliano.

Restaurants nearby
- "La Tavolaccia"
- (Tel: 050 – 85 02 71), is our much-loved, simple village pizzeria in Rigoli, just after the basilica on the right. It's only open in the evenings, and you can
just turn up at 7:45 (p.m.) or ring shortly after 6:30 (p.m.) to make a reservation under the name Belvedere. They have tables outside too, and have a complete
menu to choose from.
- "Olivette"
- Very popular among locals.
- "Villa Pocci"
- (Tel: 050 – 85 01 05 - closed all day Monday and Wednesday evenings), is situated in Pugnano, about 3 km along the road to Lucca. The restaurant is in an old
"Palazzo" on the right-hand side. The food is great and the atmosphere refined.
- "Gli Arcangeli"
- Not a restaurant. Here you can buy an endless variety of Italian pastries, and other grilled and baked delights - always fresh and ready to take home, also on
Sunday mornings. This "rosticceria" is situated in the centre of San Giuliano Terme, on the right-hand side of the road, in direction Pisa.
- The Best Ice Cream
- according to the experts in our family, is sold in San Giuliano Terme, in the bar ("Via Italia") on the corner of the main street, across the thermal springs.
The Salsedo-family produces this ice cream according to old traditional recipes. You can buy as well semi-iced cakes. Unfortunately the bar is closed on

Restaurants around Lucca
- Ristorante "La Mora"
- (Tel: 0583 – 40 64 02 - closedall day Wednesday), is situated about 5 km to the north of Lucca on the way to Abetone, at the entrance of the valley into the
Apennine Alps. The town is called Ponte a Moriano, and even the locals in Lucca say that they have the best food and wine in the region here.
- Ristorante "Il Mecenate"
- (Tel: 0583 – 51 21 67 - closed all day Monday), is situated in Gattaiola, about 5 km to the south-west of Lucca. A sign has been erected to show you the way.
- Osteria "Di Meati"
- (Tel: 0583 – 51 03 73 - closed all day Tuesday), is also in Gattaiola, and a sign on the right of the old Brenner highway from Rigoli points the way.
- Osteria del "Vecchio Pazzo"
- (Tel: 0583-579131 - closed all day Monday), is situated to the north of Lucca. Follow the road to Abetone, after a few kilometres turn right in San Cassiano
towards Matraia. The restaurant is near the church right out of the town San Pancrazio.
- Trattoria "La Mea"
- (Tel: 0584-956047 – during the summer season open daily in the afternoons and evenings, but closed on Thursdays during the winter), is situated in a forest
between Lucca and Camaiore, on the right-hand side of the road after a town called Monsagrati. They serve traditional Tuscany food here, in the surroundings of an
old oil mill.

Restaurants on the beach in Viareggio
- "Da Onda"
- (Tel: 0584 – 39 21 31 - closed all day Wednesday), is a restaurant with a terrace to the beach, situated at the end of "Via Europa", a road that runs along the
beaches to the south of Viareggio. From the city centre, follow the signs directing you to the harbour and, once there, drive along the south side of the harbour
and turn left at the last road before the shipyards. Reservations are only possible in Italian. Besides the “Da Onda” are many other restaurants on the beach.
What things are there to do here?
Should you decide to choose Villa Belvedere as your holiday destination, we are sure that you will want to discover, for yourself, many of the wonderful secrets
that this region has to offer. Below, however, we provide just a small selection of alternatives - just to get you started!
Beaches
From Lerici in the north, to Livorno in the south, more than 50 km of coastline provides a wide variety of beaches for you to choose from - all at your disposal
within 40 minutes.
- Beaches of Viareggio

The beaches to the north of Viareggio are maintained daily and most are equipped with deckchairs and have beach restaurants. The most well known places are
the extravagant beaches of Forte dei Marmi and of course Viareggio. It takes you approx. 30 minutes by car to reach these beaches.
The beaches very close to Belvedere are those of Vecchiano and San Giuliano Terme (ca. 20 min.). These beaches are very wide with small dunes, Yucca plants
and other plants which grow on dunes. The beaches along the coast of the pine forest at Migliarino ("Lido di Vecchiano"), and from San Rossore to the mouth of
the Arno, are all extensive and unspoilt.
- Beach of Vecchiano
-
To reach this beach take the road to the west, passing Pontasserchio, Vecchiano, Nodica. At the road crossing in Migliarino go straight ahead, passing under
the tunnel of the railroad. Just before the end of Migliarino (ca. 1 km) turn left at the roundabout and follow the sign to “Marina di Vecchiano”, known as well
as the Via del Mare. Go ahead until you reach the big parking place of the beach “Lido di Vecchiano”.
Here you will find two small bars for cold drinks and fast food. If you want to see only few people, or if your dog is with you, follow the road to the right
(always along the pine forest) to the end of the road (ca. 2 km), and follow the path through the dunes until you reach the sea.
Inlets
The coastal area just south of Livorno is dotted with many cliffs and small inlets, where the water is a deep sea green, and beautifully dear. Before you begin
your descent down to the beaches, you can park your car up on the road near the restaurant "II Romito", or leave it at the top of the path leading down to "Cala
Leone" just very few miles south of Livorno downtown. Our guests gave us the hint to bring bathing shoes and good condition with you, just because of the rocks.
Walks
- Beaches
- If you want to take a long walk on a beach, then drive 20 minutes to the coast at Migliarino ("Lido di Vecchiano"). From here you can walk through the dunes
for hours towards Torre del Lago and Viareggio in the north, or San Rossore and Marina di Pisa to the south.
- Walls
- Drive to Lucca and take a 4.5 km stroll along the intact medieval wall surrounding the old centre of the city, before immersing yourself in the bustle
filtering through the old city's alleyways.
- Mountains
-
Walk along the ridge above Villa Belvedere, where already Dante strolled along. And have a panoramic view of the ocean to the west, Lucca to the east, Mount
Sera (1000 m) to the south, and the Apennine Alps - which are often still snow-capped until the end of April - to the north. The easiest way to get to Dante Pass
is by taking the road to Le Capanne, the turn-off for which is situated on the left, about 1 km along the main road to San Giuliano Terme. This turn-off is
difficult to see, but a sign has been erected to show the way. Once on this road, veer right (instead of heading to the left toward Le Capanne), and continue to
the point where the asphalt ends - this is where the walking track begins. This walk can be particularly scenic in January and February when the heather,
reaching a height of up to 5 metres, is in full bloom.
For more adventurous people, there is a narrow and (in some places) difficult path to the left of the swimming pool, which leads to a track about 200 metres
after a small ravine. A short 10 minute walk brings you to a house on the hill neighbouring ours. From here, a further 20 minute walk through the olives and up
the hill will bring you to Le Cap- anne and the asphalt road leading up to the walking track mentioned above.
- Mountain Biking
- Our mountain bike fanatics are of the opinion that there are a number of great tracks around Villa Belvedere for you to choose from, including the asphalt road
going to Le Capanne and then on to Santa Maria, and the "Strada Panoramica" beginning at Molina di Quosa. A detailed description of some of these "tours" has been
prepared by our fanatics, and will be waiting for you upon your arrival at Belvedere.
Places To See
- Cinque Terre
- By car ca. 70 km, passing La Spezia, further on to Porto Venere and Cinque Terre, which offers enchanting tours through vineyards and villages, with views of
the ocean guaranteed. Taking the railway it is more comfortable to reach Cinque Terre. And don’t miss the walk along the famous Via d’Amore on the cliffs above the
sea. The best place to start the tour of the Cinque Terre is Monterosso.
- Trip to Cinque Terre by boat
- A very special tour is taking the boat to the Cinque Terre. From Viareggio harbour several boats daily go to Cinque Terre, stopping in Porto Venere, Lerici and
finally Cinque Terre. Maybe this daily tour is the best way to see and enjoy these wonderful places and coasts. You can get off the boat at any stop, have a look
to the place and take the next boat. To go back to Viareggio you can take the railway.
- Garfagnana
- A fascinating region situated about 60 km into the Apennine Alps, scattered with lakes, mountain villages, chestnut woods, and alpine huts, They have their own
local cuisine here in Garfagnana, which they base on produce unique to the region; such as flour from chestnuts, salami and ham from boars, sheep's cheese, and
mushrooms.
- Florence
- About 70 km away, Florence - the birthplace of Renaissance and the modern view of the world - is definitely worth visiting. To avoid parking problems it is
best you take the train from Pisa to Florence. The train will take you right into the heart of this wonderful town.
- San Gimignano
- A wonderful place and the home of impressive medieval towers. It is about 60 km away. During the summer though San Gimignano is mourning because of too many
tourist. As well you can find really good wine here.
- Tarquinia
- Situated to the south of Grosseto, it is in Tarquinia that you can wander through 2500 year old Etruscan tombs to get an impression from the paintings on the
walls, of how life was in their times - an overwhelming day-trip.
- Saturnia
- After visiting the Etruscan necropolis, one can bathe in hot water springs which have been rushing through rocks down into the valleys for thousands of
years.
- Gorgona Island
- Appearing from Villa Belvedere as a mountain in the sea, this island has a Maritime National Park. Unfortunately, it is only accessible by ferry from Livorno.

- Lericci and Portovenere
- Real romantic, small mediterranean fishing village situated at nice inlets. After the beach dining and wining in old ligurian “trattorias”, eating “trenette al
pesto” or “muschole” accompanied by fresh wine from the Cinque Terre, and having a fantastic view over the mediterranean sea.
- Corsica
- This island can be reached by ferry in two hours from the harbour of Livorno (it takes you 30 minutes from Belvedere to get there). Departure of the ferries is
usually at 08.00 a.m. You can book your trip in the travel agency Anabasis in San Giuliano Terme.

Where can one shop and have fun too?
- Lucca
- An excellent choice! Lucca is a wonderful town for shopping, but note that on Monday mornings most shops are closed. If you are looking for a real experience,
plan your shopping trip between 4 p.m. and 7 p.m. weekdays, or for Saturday afternoons, and concentrate on the area between Piazza San Michele, Via Fillungo and
San Frediano - right in the old city centre.
- Markets
- The closest market to Villa Belvedere takes place on Tuesday mornings in San Giuliano Terme. However, there are several other markets taking place on various
other days around the region: in Vecchiano (Friday mornings), in Old Viareggio (daily except Sunday), and in Pisa and Lucca (Wednesday and Saturday mornings). Many
prefer the market in Pisa, situated on the left at the entrance to the city, behind the old archway.
- Antique Shops
- Every third weekend in the month (except August) an enormous antique market takes over the Piazza Duomo in Lucca's old city centre.
- Vineyards near Lucca

Olive groves are more common than vineyards in the region around Rigoli, however wine enthusiasts are sure to find something to their taste in the hills to
the north of Lucca, where vineyards abound.
- Fattoria Colle Verde - owned by Piero and Francesca Pardini, and situated near the famous Villa Reale above Matraia.
- Villa Fattoria Di Fubbiano - situated near San Gennaro to the north-east of Lucca, on the way to Montecarlo.
- Villa Fattoria Gambaro - also situated close to San Gennaro (Petrognano).
- Vineyards Near Montecarlo

Some would argue that the wine from Montecarlo is the best in the province and, in particular, we suggest you try the following vineyards.
- Carmignani G.
- The owner of this vineyard, situated in Fuso, has shown his admiration for Duke Ellington by naming his best red wine "For Duke". You will also find some
wonderful places to eat here. The district is called Cercatoia, and though it is not easy to find, it is definitely worth the effort.
- Fattoria Del Buonamico
- is also situated close to Fuso.
- Fattoria Del Teso
- again, situated close to Fuso.
To the south of the province, around Pisa, they also prepare a very rich Chianti Pisano, though it is often only available in demijohns (54L). You can buy a very
good Chianti Pisano for example in
- Fattoria Uccelliera
- in Fauglia about 10 km south east of Pisa or east of Livorno. Here they sell also home made Grappa and some excellent white wine. But the prices are rather at
a high level.

- Lovely mountain area where the marble was taken for the churches and palaces for the Renaissance period. So far the entrance was free. Starts at 4 p.m. or 5
p.m. takes place in July, August, September. Location is: “La Cava Borella” in Valle di Arnetola (Lucca) near the Community Vagli at the big lake. During the days
when there is an event, as from 2 p.m. you are shown the way to the marble quarry. This information will be given at the valley entrance of Valle di Arnetola.
